AFTER PURCHASE :

  • Utilities invoices:
    New contracts or Change the contracts for :
    electricity, gas, water, garbage, internet, insurance (home insurance and rentals insurance)
  • Contact with the Condominium
  • Municipality declaration for Extra UE persons.
  • Assistance for openinig an Italian Bank account

EVERY YEAR :

  • Contacting the accountant for taxes payment : IMU and, IRPEF
  • Check and/or presentation of the utilities provider invoices (light, gas, water, telephone, internet, garbage …)
  • Contract for home insurance, contact with the Broker
  • Management and relations with the condominium administration
  • Attendance at the condominium assembly with proxy by the owners
  • Checking of the heating plant before the winter season(the cost of the technician and material if necessary is excluded)

ON DEMAND :

  • Inspection of the property
  • Phone call in Italian language
  • Gas or light reactivation due to supply disconnection for missed payments (i.e. no money on your bank account)
  • Change light or gas contract (i.e: need a new power for the electrical system)
  • Cleaning company management

  • Contacting the Architect for renovation
  • Qualified technicians for the maintenance and repairs
  • On call 24/7
  • Organize the emptying of old furniture

“Sam and Mari from PM Property Management Lake Como are outstanding hosts. We have stayed at many AirBnBs all over the world and our experience with Sam and Mari was by far the best. We stayed at Villarona with our multigenerational family of 9 (from 87 to 2 years of age) and it was absolutely perfect. The house itself could not have been more beautiful and comfortable in every way. It was so clean and well equipped we felt like the first guests to stay there. There was nothing more we could have asked for. Sam and Mari helped us arrange everything for our stay from transportation around Lake Como to restaurant reservations and boat tours and selecting wine for the house! They even stocked the kitchen with food for us as a gift and were so sweet to meet us at the house when we arrived with hugs! They made us feel like family.
